If that's his view. Offer out £5 per room to a load of homeless people. Sorted. All rooms rented out, money in. Sorted.

If you two don't know what exactly he needs to do.

Errrm, I'm not his business partner. I'm someone who stayed there and got to really like the guy. I knocked up the website before we went to the pub and whacked it on google. He was getting a couple of lets per month and was happy as he had other revenue streams.

Now he is on hard times and I got a call out of the blue Monday night politely asking if I could bump up the business received from the website. As I am not good at SEO, and am an illiterate idiot I came here for advice.

I have no idea about his business plan, nor outgoings. I'm just the bedwetter that wrote the site.

Sorry to say it, and I understand he's stuck between a rock and a hard place, but that's the wrong way round. He needs to go to the bank or private investors with a solid business plan. Only a solid business plan will get the bank off his back. That's where you, or perhaps some of your more enterprising chums, should be helping him.

Forget the rooms only two are rentable at any decent rate. If he had en suite he could rent all of them and with a decent marketing strategy he could take £80-100 a night each at the weekend.

Occupancy rates on hotels are rarely constantly > 50% can he live on £500 a week?

£1K a week (which is the same as all rooms rented) is best achieved by functions / food IMHO with his current layout.

Has he got an Alcohol license?

He has to change it hasn't worked so far has it?

Maybe worthwhile approaching other high class but not competing (out of area) small hotels and building alliances / getting advice?

This guy has asked you for help and you've shot off straight into a website etc.

You need to ask Why, How, When, Where before understanding the business, the business model and what you are being asked to do before jumping in.

for the time it takes to improve his search rankings and SEO stuff his house/home could be repo'd by then.

Also be careful with the amount of time you spend on it as it will be wasted time.

As I understand it, Suity asked how to improve & get more guests via the website.

WhyTF would he be asking a group of IT blokes (and lasses of course) for advice on how to run a hotel.

It's what I love about this place, everyone's an expert.

Good, innit. I thought SY was asked for assistance with a website.

I actually am an expert on everything though.

Well I hope it works out; I shudder to think of such a fine and noble house ending up in the grubby hands of some SUV driving arriviste pleb who'll buy a fake manorial title from the web and equip the place with hideous fake Italianate statues from B&Q and a revolting 'gazebo' where his plastic wife can sip chardonnay while being rogered by her personal trainer.
