    Hmmm, I don't know about the market in the UK but personally that doesn't bother me too much when I'm looking for digs close to clientco. What I do find important;
    - cleanliness
    - good bed with linen/cotton and proper old fashioned down pillows instead of those disgusting sweaty bouncy foam abominations
    - good fast internet access
    - transport to good local restaurants OR good home cooked food on the premises, especially a good breakfast
    - friendly, welcoming, feel-at-home service
    - attractive, warm, peaceful room; doesn't have to be over-equipped
    - reasonable prices (actually I think the prices are maybe even too reasonable there)
    - somewhere to go out running
    - parking space

      Thanks very much for all the advice. I'm not sure how to spell Accommodation any more correctly than say, "Accommodation", or why this makes me illiterate.

      There is en suite availalable and these are the dearer rooms. This needs to be clear.

      I wonder if I can crib the room photos off RightMove he he
      Knock first as I might be balancing my chakras.

                  Looks like most of us have looked at the floor plan. So he has 2 rooms as en suite. Can he live off them at £150 each a week (£30 a night is long term B&B price) ? If not it is a big issue.

                  No they have copyright, they are also intended to sell the property not the service. Their long shots showing the Garden are nice. Take some decent ones showing happy guests tucking in to great looking food or just the food. Tart the bedrooms up a bit slightly make them look plush (flowers in a vase etc) and take multiple photos of all of them, name them, take a picture of the view from each bedroom then do a write up of each room. No lobby shot either. Second shot shows the driveway needs weeding. The RM long drive way shot is great.

                  Take the chair off the stairs otherwise the fire officer will go nuts.

                  Make the web site feel personal and aspirational, people should fall in love with the rooms. Look at other hotel web sites and visit to see how they do it.

                  Price the rooms individually so people get an idea, but its too nice as a B&B and without all en suites is a non starter, try to move up market.
                  Always forgive your enemies; nothing annoys them so much.
