    Things I want to know from that web site:

    - what's the nearest pub like and where is it?
    - what eateries are nearby? Restaurants, pub grub & take-aways.
    - what does "kitchen facilities" actually mean? Communal self-catering was OK in college but...
    - is there a telly in the room? What channels?
    - what is the "Guest lounge" like? What recreational facilities does it provide?
    - can you take take-aways back?
    - is there a dining room?
    - parking?
    - where's the "guest book comments"?
    - I want more information on prices: how much cheaper is a single room? What does en suite cost?

    Other stuff for a professional person's FAQ:
    - ironing board & iron?
    - can I leave stuff there securely when I go home for the weekends?
    - do I need towels? Toiletries?
    - is there a washer/dryer available?
    - is there a comfortable desk I can work at?
    - as a single woman would I feel safe?
    - what's the internet connectivity like?
    - have you got any office facilities? Fax? Photocopier? Spare stationery? (Think: sending invoices)
    - have you got a land line I can use?
    - have you got a land line the Missus can call me on? Is there an answerphone?
    - will someone move my cheese? Or steal my Krispies?
    - six rooms are not en-suite: what are their facilities?
    - do I get a discount for a 3 month booking?
    - if I take out a 3 month booking, how much notice do you need if I want to terminate early? What is the penalty for doing so?


    That room photo really is dreadful.

      Since he's been trying to sell it since November last year, I'd suggest he tries lowering the price.

        Some good comments here.

        Also - I'd like to know what it has in the way of meeting/venue rooms, conference facilities and the like. What info do you have about the surrounding area? Recreational and applicable to contractors using it as digs. For tourists/hostellers wanting to stay, basically, WRCS.

            Beautiful venue for small parties / weddings but as mentioned above as a B&B not enough information and as a hotel no en suite in most rooms means not enough style.

            Sorry if I'm taking the wife / mistress away from a romantic weekend we don't want to share a bathroom. If we were going there though an all in rate say £100 - £200 a weekend with quality dinner & breakfast would be attractive.

            If he can get by with 4 rooms rented permanently to contractors then the suggestions about Radbrooke hall make sense so later he can afford to move up market.

            Agree the room photo doesn't sell it well, the right move site's pictures are better.

            Dining room looks big enough for 8 -10 comfortably and pleasantly furnished I'm assuming the others are the same, get a decent chef in nightly and run gourmet nights / murder mystery etc. Rent each room to Guild of sommeliers / cheese guild etc for the night.

            Turn it into a top end restaurant, just find an up and coming chef. It has more than enough style to do that. Find the local top restaurant and go into partnership with them so they can expand. You might get stay overs after that as well.

            He needs something to draw the crowds, slightly quirky and 10 - 30 diners a week paying £50 - 100 a head for food & entertainment would be the same as renting all the rooms.

            En suite would be a necessity for moving up market hotel wise but plenty of space for outside parties and if he converts the garage then day business such as training / meetings could be good. Don't know the area so not sure if that is a good idea.

            Any close by attractions that he can do a stylish combined rate with e.g. car museum bring your vintage cars and get a guided tour of the museum plus 1920's food weekend.

            Retreat / training venue possible but en suite still an issue.

            You could probably squeeze 2 en suites on each floor at the front so 6 of the rooms had a bathroom. Possibly then offer the each half of the top floor as a suite? Just looking at the floor plan.

            Outside I sense a wine / beer / cider festival in the spring.

            Rent for films / TV its sufficiently isolated and posh it could be popular?

            rent to overseas visitors for local large organisations if he can get by on the mortgage at £2k a month then I'm guessing he could get that for a long term business rental.

            Turn it into a knocking shop.

              Just been looking at on Rightmove.

              Bottom line is the place is not suitable for what he's trying to do. 6 Bedrooms sharing a bathroom with a shower over the bath. 4 of whom have to walk downstairs to it. It's a complete non-starter, as is making all the necessary alterations and then appealing to the digs market.

              A nice bloke he maybe be, but sitting on a cash sucking pile he is.

                As others have observed, not having an en-suite in a bedroom is a non-starter in this day and age.
                Shame as the building looks nice.
