    1.2 million shortfall, make them social!

    This report looks at the pattern of housing need across England over the next two parliaments after the general election. The purpose is to assess the housing challenge any new government will face after that election and to propose the policy action it should take. The top line of our analysis is that, after many years of housing under-supply in England, the next government will inherit a structural deficit of some 1.2 million homes over the next 10 years. Furthermore, around 80% of this represents need for social tenures, which have been progressively squeezed out in recent years. This undersupply is driving increased homelessness, worsening affordability and other problems, and we suggest a complete step-change in policy and funding is needed to tackle this.

    The provisional estimate of total long-term immigration for year ending (YE) June 2023 was 1.2 million
    Caveat:
    Before anyone goes red in the face and accuses me of all sorts.. just thought the fact the two numbers the same was amusing. Nothing more. Number probably isn't even right but hey ho.

      The thing we need to do when we increase population is to provide the resources & services they need, now why the population is increasing whether it be Bozo /JRM having huge families or by people arriving on Visa's or by rubber boat is another issue. The indigenous population has been below replacement level for decades. Population growth is via immigration or children of immigrants nowadays encouraged by parliament.

          Ah yes, but 0.5% coming in on dinghies are a lot easier to demonise than 99.5% coming in using other methods.
          Distract from the real problem by finding a small group to become the focus.

              So because its a small number we should ignore it?
              Because only a few die doing it we should encourage it?

              Maybe ask how many over stay their Visas or come in other ways?

              Planning for legal immigration is a job for the government.

                There's a different approach in the Guardian:
                The end of landlords: the surprisingly simple solution to the UK housing crisis | Homes | The Guardian

                Basically, the author (Nick Bano) says that the issue is cost rather than scarcity. His proposed solution is to bring in (bring back) rent control, rather than allowing landlords to set their own prices.

                  Little hint "Buy to Let" the clue is in the name. If they cut the private rents no one would do it, that is probably why they want to kill no fault evictions to trap BTL landlords in a losing investment.

                  Social housing is roughly half the rental cost of private. Most housing associations having got their stock for free from the government, are mainly charities not being taxed build 2-5% of their houses every year (see their annual reports) there isn't the money in rent you think there is.

                  A £600k house down south paying £2000 rent a month, after paying 50% tax on that turnover you have £1000 to pay a £3200 mortgage, where do you get the other £2200, what happens if they decide to skip paying rent?

                  A studio flat in Central slough is £170k and about £1000 a month rent so covering half a cheap mortgage.

                  Now the figures work better up north in Hull you can get a 4 bed house for £100k and £100 a week from four tenants but apart from Uni students and asylum seekers no-one wants to live in Hull.

                  So unless all the social tenants want to move to Hull or Liverpool no one will be doing BTL.

                  The idea of the prices falling in the south is unlikely every time we or others buy or sell a property there is a queue to buy them and they go over the offer price.
