How to get planning permission to build a house in an agricultural field

This worked for someone in our county who got permission to build a 200sqm house in a 10-acre field in an AONB.

Pre-requisites
Son or daughter with special needs
Woke councillors

Steps:

1. Buy the land eg. 10 acre field for £100k
2. Get a few animals (goats or something)
3. Call the place a farm eg. Fake Farm
4. Apply for planning permission to build a house, citing as justification your special needs child, claiming they work on the farm (don't worry if they don't) and need to live close by. Lay it on really thick.
5. Build house eg. for £300k

Bingo, for £400k you've now got a property worth just shy of £2m.

Also it's complete bulltulip, you need to provide accounts to show the farm needs to x times full time workers overnight and is profitable enough to do so.

The default is buy a house in the nearest town / village and that would be especially true if you are not already in that position.

AONB councillors are more up their own backsides than any other type of councillor including the Lib dems.

A lib dem councillor in an AONB is god's own worst nightmare!

I have a better solution, find the site you want and employ a consultant with a proven track record of getting results in that area and the references to prove it to sort the planning and regs out for you along with a very good architect.

I made it up. It never happened. It's total BS. Or, even if it did happen, no way is it anywhere near as clear cut as I've made out.

Although it's supposedly only 3 beds, at 200sqm, it's pretty large. And what's actually been built looks more like commercial offices.
