    Question #2

    In most t'internet build forums developers say 1/3 for the land, 1/3 for development & 1/3 for profit as a rough guide

    I'm looking at 6 luxury flats 120 sq m - & similar in the area sell for £250k -but all build costs for flats propose a build cost of £1379 sq m which would give a sale price of £1.5 mil but construction costs of £992k leaving bugger all profit after infrastructure, utilities, finance, marketing etc costs are taken out

    Would that £1379 sq m cost perchance include the cost of land?

    "New" flashing is above the roof - put in about 40 years ago when a flat roof was put between two pitches, but the original flashing (probably from the 1850s) is inside the attic. When it rains hard and the wind is blowing from the south east, the water gets in, runs down and comes out in the attic at the original flashing.
