    Question #2

In most t'internet build forums developers say 1/3 for the land, 1/3 for development & 1/3 for profit as a rough guide

I'm looking at 6 luxury flats 120 sq m - & similar in the area sell for £250k -but all build costs for flats propose a build cost of £1379 sq m which would give a sale price of £1.5 mil but construction costs of £992k leaving bugger all profit after infrastructure, utilities, finance, marketing etc costs are taken out

Would that £1379 sq m cost perchance include the cost of land?

Likely not, seek a local builder & ask for some elemental cost prices for actual works in the area.

I asked a "construction related question" and you can't answer it.
