                      Simple answer is that nobody knows for sure what house prices are going to do.

                      People can make educated guesses based on how prices have reacted in the past, but the "credit crunch" is a whole new ball game, so the action of the 90s house price "crash" probably won't be mirrored this time around.

                      If you're looking for expert opinion, you're still going to get views of "flat, minor (1-2%) devaluation" to the "40% crash" believers.

                      My FA (who I very much trust the opinion of) thinks that 2-3 years of minor percentage point devaluation will be had, followed by a renewed, albeit slower (c. 1% per annum), level of growth.
