How can they say it's unfurnished when it has a bed in it? Or is it part of the F&F as it's attached to the wall? -

Yes it's fixed. That looks like it's either been set up for the photo or someone is there when they took it. The stuff on the top of the sink isn't provided so I imagine when you turn up there would be nothing but the wood frame. A mattress if you are lucky (or not depending on if you would sleep on old mattresses). Like when you sell a house.
