    That does eat in to some of the gains, but if you're doing BTL you also have to consider that 20 years of rental income on top of asset appreciation.

    That's £96K winnings assuming a monthly rental income of £400.

    UK House Price Index - Office for National Statistics

    Figure 5 lets you track price changes per region from 2005. I suspect Manchester will get a sharper correction than most if/when it happens.

    any evidence to that statement? in manchester prices are rising like 6% a year for the last couple of years at least and that is what the chart is showing. However blackpool probably has the same 80k properties as 10 years ago still waiting to sell
