    Yes, well I am out of the UK tax net presently. When I filled out the SA109 along with my 16/17 tax self assessment return, I ticked the box for personal allowance to apply. The basis for me is "is a UK citizen", so I qualified, but there are other qualifiers too for if you are not a UK citizen that may still entitle you to claim a UK personal allowance. OP just needs to read the guide notes published from HMRC.

    Yeah I changed my mind after a read, it's complicated plus there's DTA, SRT and the UK gov currently trying to change the rules on this to consider.

    Thanks. She will not use an agency so I guess she needs to register to the rent gross and pay tax later with SA.
    Is that the way?

    Also will she have the £11 000 tax free allowance?

    Your relative will be taxed as non-resident landlord and will need to file a tax return in the UK. Tax will need to be deducted from the rent by the letting agency or the tenant unless she is registered to receive the rent gross.

    this is for one of my relatives. Situation is:

    non-UK citizens
    live out of UK permanently

    She recently bough a flat in the UK as investment, to rent it.

    From what I gather she needs to pay tax on the rent from the flat in the UK. Regardless that she lives out of UK. That is fine.
