We clean, repair and decorate top to bottom before letting.

It should have been serviced and checked prior to letting, and the landlord must produce (by Law) a landlord certificate for heating/gas and electrict (Part P and Corgi)

Take photo's

You should take photos throughout the house anyway, especially of any damage or wear and tear.
We take masses of photo's before letting, place them on a disk and give a copy to the new tenant along with the paperwork, contract etc, for which they have to sign.
It saves arguments at end of lease.
