      Once the weather has warmed up I think an expensive component in the heating system might fail.

        We clean, repair and decorate top to bottom before letting.

        We would be ashamed to do otherwise.

          It was nice of him to leave all his old building material in the garage. There isn't room to get a Mini in there.

          Shall I take that up the dump? Or leave it in the garden? Perhaps the front garden, to cheer up the neighbours.

            It should have been serviced and checked prior to letting, and the landlord must produce (by Law) a landlord certificate for heating/gas and electrict (Part P and Corgi)

              The landlord got really cross with the letting agent for saying the house is dirty.

              We could hear him shouting down the phone at the agent!

                Call him and insist it be removed as you are paying for the space. otherwise, ask for a discount or funding for you to arrange removal.

                  The landlord went on about how he had bleached the worktops.

                  I led the agent (still on his mobile) into the kitchen and ran my hand over the worktop. You could hear the breadcrumbs crunch.

                  I turned my hand over to show the agent the dust and it was black and sticky.

                  Funny bleach, that was.

                    He had cleaned the cooker - you could see where he had rubbed it with cream cleaner.

                    But open the grill and you could finish his toast.

                      Take photo's

                      You should take photos throughout the house anyway, especially of any damage or wear and tear.
                      We take masses of photo's before letting, place them on a disk and give a copy to the new tenant along with the paperwork, contract etc, for which they have to sign.
                      It saves arguments at end of lease.
