Once the weather has warmed up I think an expensive component in the heating system might fail.
It should have been serviced and checked prior to letting, and the landlord must produce (by Law) a landlord certificate for heating/gas and electrict (Part P and Corgi)
The landlord got really cross with the letting agent for saying the house is dirty.
We could hear him shouting down the phone at the agent!
Take photo's
You should take photos throughout the house anyway, especially of any damage or wear and tear.
We take masses of photo's before letting, place them on a disk and give a copy to the new tenant along with the paperwork, contract etc, for which they have to sign.
It saves arguments at end of lease.
