Given that it's on the edge of a flood plain, and I know this, and the insurance company have accepted that it's outside the flood area.....

Is it worth getting a flood risk search done, which unless it comes back completely clear would alert the bank? We own the road up to the property, which will flood, but the property itself doesn't.

I'm thinking not - just get on with the mortgage, please!

The risk is the obvious one that they ask for it at the last second not giving you time to get one done. Don't get it done but find someone who can do it for very quickly if they insist on it.

Last week, when I tried to get an insurance quote, I ended up with three "we'll call you back for more information" messages.

No calls, so I filled out yet another form last night.

They called back immediately, went through all the details, showed her the property on Google Maps, discussed floods etc.

Need to refer it to the underwriters....
