I will change SIC code to become investment company.

So they do not offer VAT advice (for free). So you bunch being cheap I wanted you opinion first.

Either of the 2 is OK.
        New company.
        Restructure old one.

They know very well they will be doing accounts in any case. So they wont loose customer.

So far no advice here on the VAT question

so he's given you 2 options? And neither of them is to own the property personally?
Sounds like he's not giving you very good advice.

As for VAT. let me help you vat property rental - Google Search
            First link.

says "no related input VAT can be recovered and, if the landlord has no other business activities, can’t even register for VAT"

Owning property personally is not tax efficient due to being higher tax payer.
VAT in SPV is now clear.
              Cheers.

And you don’t think HMRC is going to close the limited company exemption at some point? Also limited company mortgage rates are higher

I can't believe the ways of extracting the profits out of the company are going to exist as they do now for much longer either.

Ignore the naysayers. They are the same people who said contracting is dangerous and stick to perm slavery for years

i own btl in the Ltd and it’s very tax efficient. Mortgages rates are higher but my company Ltd’s are all mortgage free

i would not buy anymore in personal name now and have recently added one to the Ltd portfolio

there is no vat on rental income and I have stopped contracting for now so can’t advise on the vat part of earned contracted money

How is anyone supposed to take anything you say beyond this comment seriously? First line proves you're an idiot so why should they listen to anything else you say?
