That doesn't sound a lot to me but it works out at 250k a house which sounds suspiciously close to the national average so I'd question if that's a realistic figure they quote.

Two things happening at once:
1) Investment vehicles awaiting appreciation.
2) Jobs retreating from economically challenged areas.
Prices are usually dependent on the availability of work and what it pays local to the property.
