    not sure where you got the CUK post that said they should be thrown out?

    The council changed their conditions to and fine those that couldn't meet them.

    Landlords who miss targets face being fined by the council for breaching tenancy agreements if they don't stuck to rules in its 'emergency maintenance policy', which state that homes with newborns should have boilers and heating fixed 'within four days'.
    Earlier this month Ashford Borough Council announced that rogue landlords faced fines of up to £30,000 if they ignore their legal responsibilities after adopting new enforcement powers, which can be dealt with by way of civil penalties, rather than through the criminal courts.
    Have a look at the right to repair the councils have to conform to

    so its

    1-7 days

    then if the first contractor fails to turn up they get another 7 days.

    so 14 days.

    If they fail the Council pay compensation of £50.

    Max repair cost is £250 so a broken boiler will not be covered.

    Repairs not covered
    A repair doesn't qualify if:

    it costs more than £250
    you caused the problem
    your council has less than 100 properties to let out
    you fail to provide access for inspection or for the repair to be carried out
    You can claim compensation if the second contractor doesn't do the repair within the new time limit.

    You are entitled to £10 compensation with a further £2 a day for every extra day the repair isn't fixed, up to a maximum of £50.

    If you have rent arrears, the amount is deducted from your arrears.

    Don't see why a landlord, or anyone else, should have to foot extra costs or risks beyond those which existed at time of contract.

    It we insist on rights it is only fair that the costs should be shared equally between taxpayers, not be born by individuals. Sure, this bloke is wealthy but not all landlords are, it is the only source of income for many retired people.
