    Bloody hell - that sounds pretty fooked all round.

    How the hell does a ball cock come off? I've never heard of that happening before. They normally seem to be pretty reliable.

      It sheared off at the hinge. Plastic failure. Plumber says he'll put a brass one back on to prevent a recurrence. Carpets aren't covered because they're contents apparently.

            Fecking tenants. I had a similar problem 2 months ago, leaking tap from upstairs into downstairs flat. Upstairs tenant has the number to report plumbing problems to, it's free for them, all they had to do was phone and arrange a day/time to be fixed. Letting agent did an inspection, but never noticed the leaking tap. I only knew when the downstairs tenant complained of water coming out of the ceiling light. The plumber fixed the same day, and put a hole into the downstairs ceiling to drain the water away.

            They've now blocked the kitchen sink, and want me to arrange another visit. Told them to phone the plumber again. Don't even get me started on the none payment of rent by the council.

            I feel the pain..it'll all get sorted, until the next problem.

              Day one at new client site and it's reassuring to see that the private sector is just as badly organised as the public one.

              No IT, but they have a spare laptop that no one else wants to use. No user ID (Friday, maybe), guy I'm replacing goes home at 15:00, guy I'm working for in meetings, machine for printing ID cards broken.

              Pretty much everyone I've met has opened the conversation with "Welcome to the mad house."
