Hi all,

I want to buy my first place in London and was wondering where can I buy that:

- has the feeling of central london
- is within easy commute of the city and canary wharf, preferably by bicycle or a non-central line tube journey
- I won't get stabbed / robbed / raped
- costs between 350 - 400k for something better than a studio flat
- will increase in value at a reasonable level compared with the rest of London

May be able to get some more if I can convince someone to take into account my girlfriends 22k tax free phd stipend (ends next year and she'll have to get a job / postdoc).

IMO look at Forest Hill/Honor Oak, S.E London.
15/20 minutes to central London by train and soon to be Cross-railed which ought to raise value.

This looks decent with good transport connections. It is sadly a hard choice between something like this or a 45 - 50 square metre flat in central costing 20k more. I'm looking between Shoreditch and Haggerston and that it is about what you get for you money. Having spent a few years renting in Fulham / West Brompton whilst at university I would love to return there but really can't afford to. I could work for another 3 - 5 years and then try and get my first property I think getting on the ladder early is the soundest thing to do.

Wait for one of the old ex council flats next door to the antique dealers in Lillie Road, they're affordable if a little cramped for Fulham
