15/20 minutes to central London by train and soon to be Cross-railed which ought to raise value.

This looks decent with good transport connections. It is sadly a hard choice between something like this or a 45 - 50 square metre flat in central costing 20k more. I'm looking between Shoreditch and Haggerston and that it is about what you get for you money. Having spent a few years renting in Fulham / West Brompton whilst at university I would love to return there but really can't afford to.
