Agree to whatever they are asking but then sell it half price to really fook 'em up.
If you really want to shock them - give it away for free. -

The agent had a buyer in the wings** so didn't bother arguing with me and accepted.
* I say virtually as most of the effort for estate agents should be after the offer and chasing through to exchange and completion. Make sure you select an agent you trust to chase the sale through, and they're not just putting up some photos on Rightmove
** The buyer came to view the next day, made an offer and sold.I am what I drink, and I'm a bitter manComment
