Wales and the average house price is not £166,000 there are houses going in Cardiff for £110,000 (3 Bed Terrace) only 3 miles from the city centre and they're even cheaper in the valleys.

Average is a very blunt tool you only need a couple of footballer mansions and its severely off.

they need to do it for every house type and area.

round here its a few hundred grand between your average 4 bed houses and ones in a better area.

5 miles up the road you won't get change out of £2million.

The areas in Cardiff with £110k 3bed terraces are rough.

There is no work 'in the valleys'.
