    I don’t think that you will have any problem. Don’t start with the dodgy end of the market. I would suggest being confident and going to your bank first. I’ve never had a problem needing to prove income. I just told the bank starting and I signed the appropriate form. The same with mortgages.

    If your bank is a none goer try the other high street banks and building societies first.

    Then buy a mortgage mag from Smiths’ and try the other banks and BSs like Northern Rock etc.

    Next try the American Banks and finance companies:

        Bear in mind you don't want to make too many applications. Each application will leave a footprint on your credit record and if you have too many footprints some lenders will stop lending even if they can't see anything else wrong with your credit record.

          Correct me if I'm wrong...

          Am I the only one that can't spot the bleeting obvious here? MF has got some spare stock of gifts etc and he wants to get rid of it, right. He's not prepared to flog it wholesale or set up an internet point of sale but instead he's prepared to pay £ 170k to buy a shop and use it as premises. But he hasn't even got that far.
          a. Is this a wind-up ?
          b. Is he trying to tell us that he's got a spare £ 120k in the bank ?
          c. Is he as bad in business as he is he's making out to be ?
          I'd say yes to all 3.

              Retail premises - freehold ? Sounds like a good investment. With 120 of 170 needed he could probably talk to the banks about lending - eg. as a company startup loan, even without a credit history. They have a valuable property as security so they can't really lose. May need a business plan though, but that shouldn't be difficult to put together.

                Its a good investment. It returns a yield of 8%.
                It allows me to get rid of my excess stock for xmas, better than Ebay and better price.

                Best opportunity to hit me in the face for ages. Just glad I'm a contractor with a flexible attitude and a 'can-do' attitude.

                  I once heard about bridge loans. These are kind of mortgages with interests like credit cards
                  For that price, I guess you can have the money quickly! It's for short term, you have to get a proper mortgage quickly after that, or leave the country indefinitely!

                  Try to google "bridge loan"...
