    I hope it stays that way. Once we sell here we'll be looking for a flat in London in the 900,000 to million bracket, so we're hoping the London market keeps heading down as there will be even more bargains to be had

    Correct. Although there are a host of covenants on the land going back 20+ years so the new owner of our house will have the protection from them.

    If he chooses to apply for planning (whether successful or not) he will be liable for a sum of money to us that would not be financial viable for him. He has maintained he has no plans to ever build on the land .... and to be fair to him, the only access he has now is via knocking his own current house down as we wouldn't be providing access via our land so it would be a major decision for him anyway. Will he want to do something in 5, 10, 15 years time? No idea. Will he even get planning permission? Again, no idea.

    Purely technical front, what is the penalty if the neighbour does decide to build something on that land whilst you are there.

    No, I never built one as they're wild ducks mostly, and there are Moorhens on the island so didn't want to disturb them Neighbour is going to put one up though for his own ducks, but I think it will have to be a large one as we'd get 40-50 ducks on there most days

    They have quite a few chicks at the moment too ..... stop sniggering at the back, not those kinds of chicks!!

    There wasn't that much difference when you considered the potential hit on the house price (with a development planned in the back garden) and the extra time it might take us to sell (time isn't on our side with my wife's ailing health). This way keeps all neighbours happy too, which again we're hoping is a positive when we come to sell the house.

    I care for the ducks, which is why I went with him instead of a developer who was interested in the garden. The neighbour keeps ducks (most of his end up on our lake anyway) so both wild, and his, ducks are all safe
