With estate agents you can giggle about people's "interesting" decor with the owners you have to pretend you love it, when in reality you know what's going.

Remember you are after their money not their friendship. I have shown buyers round ever house I have sold. Never received any ridiculous comments. Sometimes people have "misunderstandings" and I have been able to correct those.
