    For something like that I'd definitely hire an architect, to use reputable builders and keep them in line, although I suppose that would also add to the cost.

    Insurance work? If that didn't ring any very loud alarm bells it should have done. Insurance companies like cheap (I had that happen once - their "preferred contractor" dug up half the floor to trace a leak, which actually originated in a different room).
