        As I said yesterday the mortgage company will need it and there isn't a get out insurance policy which is why your solicitor isn't selling you one.

        As I said yesterday speak to Building control and see what they can do.

          The solicitor is asking for details of the application, but the application was just a buildings notice in 2004, so there are no details and nothing to give. They won't issue anything until the work is complete, but since it's not complete, there is nothing to provide.

          The building notice was closed in 2009 because they weren't doing any works any more, and hasn't been re-opened - there hasn't been any building work completed for a while now.

          So there is nothing that building control can provide, apart from what they've told me over the phone.

            I think you need to plan on completing without a mortgage because that sounds unmortgagable at the moment. No bank is going to touch a house where building work is known to have taken place but no completion certificate is available because it implies that the work done is substandard and needs to be redone.

            Yes I know that the above is not the case but you have to see it from the banks eyes:-

            House has been sold cheaply, proposed work is half done, building regs not signed off....

              Stupid Mistakes Agents Do

              Email you what they are charging the client, although I knew I screwed them on my rate when I first negotiated the contract, the margin is now close to the BoE interest rate

                The work hasn't been completed, so how can I get a completion certificate to sign off the building regulations? There is nothing to sign off.

                Failing that, we'll get the insurance to cover the work that has already been done. £30 or thereabouts, as long as there hasn't been any work done in the past year, which there hasn't.

                  I had an agency a while back that had a similar margin, as I found out when I saw my invoice in the system.

                  They were making about £15 a month on me.

                    If its £30 get it and move on. We are contractors - our usual solution should be to throw money at the problem and make it go away.

                      That's what I've told the solicitor - but she's thinking about it to see whether we really need it or not.

                      FFS - just get it bought, and crack on with the completion certificate!!!
