          If you look on the flood plain map, we're outside the flood plain, even in extreme floods. But part of the post code floods because it's the park. And the park is used as part of the flood defences - when it floods, they open the gates to allow water into the park, and then let it out slowly when the flood recedes.

          Talking with a specialist broker, though, so hopefully it should get sorted.

                Insurance companies can be a right pain especially with this.

                The house I'm looking at is on a flood plain (pretty much most of cloggers is on a flood plain)
