so 221,000 extra a year from immigration. so build 100,000 houses a year to cover that.
Conservatively 200,000 babies from foreign born (first & second born). so 100,000 houses for them.
so we need to build 200,000 houses a year to cover immigration and its results.
Plus probably 50-100,000 (maybe more) to cover changes to housing usage (people living longer and on their own more).
we are building less than half of that.
simple, we either decrease demand or up building.
