    Forest Hill is still a little rough round the edges but has good housing stock and so is gentrifying fast.
    Bermondsey has too many council estates so gentrification isn't on the cards there.

      No you will be fine in Forest hill the muggers are all out of the area most of the time thieving from the richer parts of town...

      The I don't want to get mugged bit is going to rule out most of London these days. With 400K to spend I would go and look in zone 4+ you will find more than a crappy flat for that sort of money...
