      Planning permission was granted in 2008 and was to run out in Nov 2011. In October 2011 the vendor realised planning was to run out and so started work on the property putting the footings in and registering the start of the work with the inspector who signed off that building work started. This in turn left the planning in perptuity.

      So yes full planning was granted, initially rejected, then appealed, then granted building work had started, fees were paid and it's all signed off and tickety boo. I have full paperwork , have spoken to the inspector and everything is ready to continue, nothing lapsed, all Ok.

        Absolutely on the money. If you start works, as long as 'structural', then the planning permission is in use, so can't be stopped.

        Just from experience MF, make sure you get BR compliance at every stage; footings, oversite, etc, etc.

          So building quote backs. £69950 to build a two bedroom, one bathroom, one downstairs toilet, lounge, kitchen end of terrace house at 600 sq feet. Fully managed build to include everything except soft furnishing. Includes new driveway.

          Also rip out & replace bathroom in old house & removal of oil heaters and replacement with electric in old house & electric in new.

          Expected time 14 weeks. Five payments, on each phase on inspection, one month in arrears.

          I'm going to work on +10% contingency.

          Awaiting on quotes for the services & then schedule a time to start.

                      Jeez, that's no little, it's beyond little, it's so little, it's not even litt,it's almost li.

                      Who would live in such a place? Our smallest pad is a 2 bed bungalow, sold now, which was 70, so you'd be removing a whole room from that house.

                      That's tiny. How much would that be worth in Trowbridge, given it's going to be about £80k by the time you're finished?
