Given this is a detached bungalow in Wilmslow which is hard to come across, I have a house that should be instantly sellable.

It is the lowest price that a house in my area has gone for in the last 8 years. One in much worse nick went for a lot more around the same time.

Cost around £10K to modernise, nice new bathroom, lounge and kitchen. Joiner retired hence tenner an hour cash in hand.

Would I do it again? Yes.

Only regret is not being able to flow the house I was moving from. However, making £300 a month from the rental income, so paying around the same for a much nicer house.
Why don't you test that by sticking it up for sale and letting us know how many genuine offers you get.

It's a boring project term. Gated process.

Gate 1 - project initiation (PID etc)
      Gate 2 - can't remember
Gate 3 - Once Gate 3 is reached and passed by the Project Board (or Executive Steering Group or whatever) then money can actually be spent on POs (ie contractors )
      Gate 4 - dunno
      Gate 5 - go live
      Gate 6 - formal close

      or something like that.

Isn't Stage Gate that movie with Kurt Russell and the ladyboy out of The Crying Game? I think McGyver played his part in the TV show that it spawned. I mean Kurt's part, not the ladyboy.

        HTH.

          I thought it was...

          Gate 1 - Front gate
          Gate 2 - Back gate
          Gate 3 - Stair gate
          Gas masks don't fit snails...

I usually use the back gate.
