It isn't just Dublin, Have you seen the prices in Sligo (dead end town with no jobs and it's still 300K Euro for a 2 bed box in an unatractive part of the town)

If you're talking about Hammersmith, I wouldn't call it a good area. Too urban, too many council estates and not green enough. And the centre is chav city on weekends. If you want a halfway decent period property in one of the W/SW "villages" 350K is minimum.

The sale was agreed in July but didn't complete until September. By that time there were 2 bed flats on Pelham Road (closer to town but without a garden) on the market for 320k. It was squeaky bum time for a few weeks.

There are some nice Victorian and Edwardian terraces along there. Bit too close to the council estates and fast food takeaway zones of South Wimbledon though.
