Merton, SW London. At the Mitcham end £350k will get you up to a two bed maisonette (but it will probably be close to a crack den), at the Wimbledon end, very little at all can be had that cheaply (maybe a studio or one bed flat in a nice-ish but not the best road).

Sold my (lovely) 1 bed garden flat in Pelham Road for 313k. I'd want at least a 2 bed for that money at that end of town. Up in the village, I agree.

I think it's all a bit odd in the outskirts of London at the moment, and agents all seem to have the jitters.

Quite. In my patch of SW19, £350k won't get you anything with more than one bedroom. A millionaire would be too poor to afford to buy a house in the really nice bits.

Merton Road end.

The sale was agreed in July but didn't complete until September. By that time there were 2 bed flats on Pelham Road (closer to town but without a garden) on the market for 320k. It was squeaky bum time for a few weeks.
