You might be surprised how much you can get out of a burn. Friend of mine has a property with a small brun through it, built a dam to channel water down a pipe that descends maybe 20 metres down the hill to his hydro station. When it rains its generating up to 60KW, sells to the grid and he is making a something like £40K a year on it, although that money gets split between him and a few others that set up the scheme. -

Interesting: apparently it requires about 360L/s with a 20m head to generate 60kW.
That's a lot of water and a lot of power generated.
