        It's from past experience - some new builds have paper thin walls. About 10 years ago, I had a nymphomaniac living next to me - strangely it wasn't pleasant as I never got to make her scream - I just had to listen to it.

            Snagging is when they fix defects, I think.

              Snagging is a term for fault finding.
              As its a new build you may come across faults that will require repair later. You should establish who will be responsible for them.
              If the builder is responsible there will be a time out.

              If you buy it with hold some money untill all snags are fixed.

                "old factory " = industrial pollution. Do you know what it used to make?

                Snagging = stuff that's not built right. You should have an opportunity to produce your own snagging list and present it to them to fix. Developers hate spending money if they don't have to, so best get this raised before you pay them.

                Defects found after you move in are about how easy it would be to enforce the NHBC guarantee - usually not easy.

                Also, ask about any residents or management association - usually only with flats. Shared access too.

                      Afaik it was a signwriters / printers. Wasn't a massive place so I'm not expecting they put arsenic from the printing process in the ground.

                      I shall ask. Due to the problems with the management association at my grans flat I am going to steer well clear.
