Maybe do a double-deck conversion/extension, to get twice as much room?
As for what to put in it, how about housing some exotic pets? My friend has a small heated Reptilium in his garage, where he keeps some quite large snakes..Comment

Good idea and we talked about it. But my worry is with the steps and porch area we are getting quite close to where the garden slopes down to a stream.
