About to bid for property which has got Guide Price on it (it's not an auction though).

Let's say price is 100%, what would be decent bid that won't piss off seller?

I have bought property at auction a few times. The price guide is usually munch lower than a realistic figure because it attracts bidders; it can also be lower than the reserve price.

If you buy in the winter on a rainy day, sometimes less people will turn up and you can fetch a bargain.

You need to do your homework to work out you maximum price. Beware of faults in the building.

P.S. Stamp duty these days is total piss take.
