Tenants possibly trying it on for house repairs/upgrades?

        There's been no profit what with Year 1 Bridgfords fiasco, and these additional expenses have wiped out any profit from the rent over the mortgage. Rent is on par with other properties in the area. House is in good shape, it's a small terrace, nothing much to go wrong.

        Re: Spend on maintenance, this would suggest it would have been wise to rip the bathroom floor up, to check no pipes were leaking. First we knew was when tenants rang up saying "ceiling collapsed", my view was you get a warning first i.e. a stain in ceiling.

        But as I explained in the set-up I just wanted to have some strategies ready in case, for example, we get a phonecall saying "The [hitherto perfectly healthy] privet hedges at the front and back seem to have died, can you put some new fencing up?"

        Hopefully they're not like that but I'm sure when any landlord gets a call for reactive maintenance, depending on the tenants, part of them will question whether it really is normal wear and tear or perhaps things may have been given a helping hand.

        To reiterate, I'm not on about accusing them of deliberately collapsing a ceiling, and we're not some slumlord that doesn't like paying for the most trivial of repairs, but we're quite hands off and rely on the tenants to inform us of any problems, or six-month inspections, we don't go round every month 'checking the walls' like some Basil Fawlty.

          One door and a damaged ceiling in two years? Seems pretty reasonable. Not much sign of 'giving it a hand' there.

          Most houses with families suffer at least this much damage.

                  I think the fact you used the example 'Having to fix the door so you can't have the bath yet' is perhaps why posters here think you sound like a bit of a twat.

                  Perhaps your tenants could have refrained from 'forcing' the door, but if they are the only things you've had to spend money on in two years I'd say you should count yourself lucky.
