I always find that leaping on to the bed, bouncing up and down, saying "Phwoooarr, I'll bet this has seen some action" helps to endear you to the seller.Comment

Proximity of noisy roads
Is the road the way home for drunk people
Roof, windows, doors, plumbing and heating, and electrics. Try and 'suss' them all out.
