One semi-detached 5 bedrooms - around 230 sq meters in a lovely leafy area of Britain's second great city - Birmingham.

Another is detached in same area 4 bedrooms - defo much smaller.

I always find that leaping on to the bed, bouncing up and down, saying "Phwoooarr, I'll bet this has seen some action" helps to endear you to the seller.

Check into:

Flight paths
Town tips (bad smells)
Proximity of noisy roads
Is the road the way home for drunk people

Roof, windows, doors, plumbing and heating, and electrics. Try and 'suss' them all out.

Signs of smelly pets. Smokers,etc

Neighbours tidy? Leylandieye etc

If it has a garden what direction is it facing? Does it get sun all day/AM/PM? (if that is important)
