Take a loan against the property. The problem is I want the property quick. If I have to get a commercial loan that will take another 6-8 weeks. If I buy it first for cash it will be mine in two weeks, then I can be trading for November, as opposed to missing the xmas trade.

I got myself a secured loan from welcome finance the other day to buy the missus a new car. tulipe rate of interest (approx £3000 to pay on a £9000 loan over a period of 4 years) but the early redemption period is only 2 months worth of interest (around about £60) and I don't intend to let it drag out longer than a year.
They seemed quite happy to give me the cash despite being consufed as hell that I was not taking home a large wage but had dividends instead (I get the feeling they would give anybody a loan if you told them you could afford it)
