    Anyone know banks etc that don't require the 1 year of account for contractors.

    Northern Rock are pretty good. I just gave them a copy of my passport and a utility bill.

      I've already had a quote off them however in the illustration they said they would need a year of accounts

                  Sorry, I had meant to reply to the OP. I.e., any mortgage broker should be able to search the market for self-cert deals not requiring more accounts than you have, and taking into account the deposit you have.
