    But I was only visting Marbella en passant travelling to my beloved Cadiz - the oldest Port in Europe (3000 years old) now that is a place I like - and its the good old Atlantic Ocean you have there - none of the boring Med puddle.

    Not a skier myself, but did go out at Christmas with the purpose of seeing snow and sitting on the beach on Christmas day. Saw some snow up past Troodos, but it was too cold for the beach.

    The houses in Cyprus (especially the newer builds) are too hot in summer and like ice-boxes in the winter, it was funny to see all the locals in the shops buying up all the heaters.

    I think they may be a loony. I would imagine one old tree in a rain forest would have more biodiversity than the whole of Almeria.

    Its all down to supply and demand as per usual.

    Spain has built more homes over the last 3 years than Franch, Germany & Italy combined. Corruption is rife in the Spanish building sector, planning laws ignored, building habitacions in national parks no problem etc etc have meant large parts have been spoilt and over-built. Also crime in general is now getting alot worse consequently demand is dropping as the foreigners opt for other sunny climes.

    This winter was the first time anyone can remember having frost in our village - 20 mins outside of Limassol. All our water pipes sit on the roof - may have to think about lagging them soon !

    Marbella is a bit different to most of Spain, generally 2x the price of other areas on the Costa’s and living costs to match, a lot of currency was laundered and swapped for property in that area so it has always been artificially high and as ever the top end of the market will be hit first.

    As for the temperature Cyprus is often 10C higher in the summer than on the Costa’s and they’re in the middle of a property boom so I’d be surprised if that was the reason.

    My in-laws are Spanish. Six years ago they retired to Malaga however over the last four years each successive Summer has got hotter and as a result they have moved back to Astrurias to escape unbearable Summers.

    The Costa del Sol has been over-exploited by development of both homes and golf courses, removing vast quantities of what was previously arable and forested land. Naturally this has altered the local climate in an area facing North Africa which is quite fragile to changes in land use.

    Interesting.

    I happened to visit Spain last week and whilst in Marbella was struck by the fact that outside a very well established espat estate agents - for the first time in years there were people distrubuting sales brochures - never having seen that before I mused that things must be slowing down - so now I know.

    The other factor which will exarcebate the property price plummet is that due to climate change the summers in Spain are becoming unberarably hot - shame to think of all those expats cooking in their villas wondering how they are going to pay their next bill .
