    Has anyone been through this scheme recently? I too am keen to hear others experience when having the affordability check with the HCA/Home Buy Agent. What figures did you submit (for example low salary/high dividend, total from your last Self Assessment/another calculation)?

    What evidence were you asked to provide to back these figures up?

    Interesting article - still many unanswered questions for us contractor folks though, especially the one about how the HCA will assess eligibility criteria - on paper, you wouldn't think someone earning upwards of 80k/year would need assistance yet in reality that is likely to be the case.

    I really can't decide what to do - part of me thinks I should get >12 months under my belt, the other half thinks I should just get on with it, especially now as we're expecting our first and will actually need the additional space.

    Scheme is all good so far as I can see - we want to move in a year or so time, and - hopefully! - by then this scheme will have been extended to all houses (i.e. not just new build).

    Why anyone would take something like this up is beyond me. You are asking for a while deal of red tape and for what benefit? So you get a 20% loan at 0%?

    Just reading about it you will need to have this valued when you come to sell.

    Better to buy the contractor way - CASH

    Yeah the broker is going to provide me with quotes for a couple of options, the equity share scheme, the mortgage guarantee scheme and a straight purchase then we'll see what wiggle room we have with the developers.

    Fair point on the 3/2 years thing but I'm speaking from my own experience when looking for mortgages as I've only been contracting since August last year - so to expand, if you are really new to contracting, are refused help by the mainstream lenders and engage the services of one of the specialist IT/contractor brokers, this restriction by the developers WILL cause you problems.
