    Shouldnt be a problem. some lenders will take 1 yrs accounts and some will go from your contract rate. Low % borrowing requirement is good also.

    WHS. They were extremely helpful to me recently, and proof of daily rate was sufficient - without accounts as I'm in my first year contracting. I was really impressed by their service and attitude.

    Having one year accounts shouldn't be a problem. I looked around a number of normal high street lenders when I was in a similar situation and they were happy to take my permie details up to the one year and my accountant would prove the income for the year I was contract. They had forms and a standard process to get evidence from accountants so didn't bat an eyelid when I mentioned it.

    To be fair I never got past a offer in principle or whatever they called it then.

    You can also try the contractor speciality one but I can't remember the name. Contractormoney or something wasn't it?
