Why not try Contractor Mortgages Made Easy, they lend on the day rate. Feel free to PM me and I'll give you their details.

Shouldnt be a problem. some lenders will take 1 yrs accounts and some will go from your contract rate. Low % borrowing requirement is good also.

Having one year accounts shouldn't be a problem. I looked around a number of normal high street lenders when I was in a similar situation and they were happy to take my permie details up to the one year and my accountant would prove the income for the year I was contract. To be fair I never got past a offer in principle or whatever they called it then.
You can also try the contractor speciality one but I can't remember the name. Contractormoney or something wasn't it?

Looking for some open mined providers. I only need LTV of 30%!
