Really needs 5, but I give it 7
Buy the pre-sealed and just give it one coat of Diamond to seal the joints.
Use a Short bristle roller, it takes minutes and is ready to walk on in a couple of hours.

What prep do you need to do to the base ? Do it get glued down ?

              Yes it do
It's a Latex acrylic/water based bonding agent. Put it down with a toothed spreader and wait til it goes tacky (goes brown) then just lay the tiles on top.

Think I'll have to dump it somewhere and set fire to it for the insurance

That's something I didn't get... I was busy thinking about the £70k that I've lost in pension pots...
