    If you want something cheap the best advice is softly softly catchee monkey.

    If you want an example as to why you plan hasn't work look at the Northern Ireland housing market. There the bottom of the market has fallen 50-55%. The top has dropped 30% or so but the middle market has hardly changed as people don't have to move and so have no need to accept an offer and crystallise a perceived loss.

        How long's it been on the market?

        It's a bit early in the season for them to take the 1st (and possibly only) reasonable offer that's well under the asking price. They'll be back around Easter to see if you're still interested.

                    I would have thought SASguru being as mean as you usually are, you would have made an offer above the asking price to eliminate the competition and then drop to 700k five minutes before exchange of contracts.

                    This actually happened to a friend of mine. Estate agent was accepting sealed bids on a very pricey property. Some lawyer type put in an offer way above the asking price. Competition disappears and then the buyer drops the price after survey or just before completion.
