No just the normal hit you expect to take on selling a house nowadays. They started about 10 grand shy of what we wanted and then managed to get there in an hours worth of back and forth.
I did have threats of them pulling out just before exchange as we couldn’t match their completion date. We wanted it two weeks later. They said they would chain break but wanted £5k off the price. I told them to do one and negotiated a very short-term let.

With all the ball ache and expense of buying and selling a house and moving, who the hell would be bothered to start a court action as well? Their inflated claim still only comes to £2 which is probably a tiny fraction of the purchase price. Even if they had have been shafted (by you), why bother with court action?!

I think this is just a try on to get money out of you.

I would suggest that you write back with a short letter (do not go in to detail or argue) and deny each accusation and say that any dealing by you with the electrician etc was done in good faith.

You could end the letter with something like “ Your client is making a frivolous and fanciful claim for damages in the hope gaining some sort of refund for the price he paid for the property. If your client takes the view that he wants to go as far as litigation in court I will vigorously defend the action and I will counter claim for damages and costs.”

Good advice here. My son's a solicitor and I've dabbled in property for many years. This sort of thing happens unfortunately. "Your client is making a frivolous and fanciful claim for damages in the hope gaining some sort of refund for the price he paid for the property" sums it up nicely. Most solicitors will have seen it many times before and will know how to respond. It could be worth going to another solicitor for a free initial consultation (most of them will do that), just in case your original solicitor/conveyancer has done something wrong - unlikely, but worth a second opinion for your peace of mind.

Good luck, and don't lose too much sleep over it.

There are so many things you could do to piss them off - order them taxis or fast food late at night. this will piss them off but also the delivery companies meaning when they do want something they will not be able to order anything. Leave their phone number / address all over the more interesting and visually stimulating websites out there. Getting a couple of tons of sand delivered to their front garden would be a nice one also. Ask loads of local builders round for quotes. Contact the estate agents and tell them that you would like to sell up! shop them to the benefits fraud hotline or any other where you don't have to leave your details (RSPCA for example)

It won't stop them from hassling you but you know it would be hassling them also.
Rule Number 1 - Assuming that you have a valid contract in place always try to get your poo onto your timesheet, provided that the timesheet is valid for your current contract and covers the period of time that you are billing for.

              I preferred version 1!
