    Gas boiler venting through roof permission sought

    The (Polish) people in one of the top floor flats here want permission to install a new gas water boiler, and at the same time wish to relocate it from their balcony (where it is vented through the balcony to the outside) to the kitchen where it will be vented through the roof. In fact they say that they have been advised by British Gas that because of changes to regulations, the current venting mechanism would not be allowed for a new boiler. So they want to vent through the roof. I've no qualms about allowing them to do this, but what if the roof leaks, or there is a fire, etc? They do not own their section of roof; the exterior of the building is managed by the management company, which is essentially me now. What do I need to consider?

    Should I ask them to provide written details about the work and assurances that they will correct any faults/damage that might occur now or in the future? They say they had verbal permission to go ahead from the previous management committee (which included them and others that served their own interests, eventually screwing up, falling out with each other, resigning and leaving me with a right mess to sort out). The guy is actually a bit of a PITA, but I won't hold that against him.

    Tell them no way point blank.

    Why should have any hassle?

    Besides they will be going home soon to find better work prospects.

      These two are employed in administrative roles at the local Univeristy and appear to be well off public sector workers (and seem to have an extraordinary amount of vacation time), they are flat owners and will not be going home. We do get get plenty of Polish / Eastern European people renting flats here (dunno where they find the money, 'cos the rent is about £900/month) that come and go, and the top floor has been mainly Polish for some years now, usually comprising families that stay about a year.

        As long as they are using a corgi registered bod - not one of their mates just off the bus from Krakow - that should ensure all necessary building regs are followed (part L i think) - corgi bod should also sign off the work and be able to provide any necessary certification etc.

            If you own the freehold:
            Ensure work is down properly with reg traders. (No CO2 probs) and get the installation certified.

              Venting through the roof is standard stuff and shouldn't cause any issues. Is it a tiled pitched roof ? They should be able to get hold a special tile to take the vent. I wanted to bodge it when I fitted a new boiler but a roofer mate persuaded me to get the proper tile. If they do bodge it then it'll be them who suffer the most if it leaks.
